Once home to the Ford distribution centre, Marina Depot is becoming part of a much bigger transformation taking place across Cork's South Docklands. Located beside Marina Park, the development will bring 1,178 new A-rated apartments to the area across four phases, helping turn a former industrial site into a vibrant new residential neighbourhood.
The scale of the vision is significant. Alongside the homes, Marina Depot will incorporate commercial and community space, a crèche, landscaped courtyards, a roof terrace and new public amenities, including a dedicated pedestrian street. For EDC, the project is an opportunity to help shape the infrastructure behind a new piece of Cork's Docklands. We are delivering the MEP design, working alongside the wider design and construction team to integrate the mechanical, electrical and public health systems across the residential buildings and supporting amenities.
Energy performance is fundamental to the development, with the apartments designed to achieve A-rated BER performance. The engineering strategy therefore has to balance energy efficiency with the demands of a large-scale, high-density residential development — creating homes that are comfortable, efficient and practical to operate over the long term.
Marina Depot is more than the redevelopment of a single site. It forms part of Cork's wider Docklands regeneration, a long-term shift from former industrial and commercial land towards a connected urban community alongside Marina Park. For EDC, being involved in that transformation means helping create the engineering foundations for thousands of future residents to live, work and connect in Cork's evolving waterfront.
