Shore Club is a new residential development comprising 112 units apartments in a single block ranging in height from 3 to 7 storeys in Sandymount, Dublin.
Shore Club is a landmark residential development located in the heart of Sandymount, Dublin 4, one of the capital’s most desirable coastal neighbourhoods. Designed to deliver modern living with a strong architectural identity, the development brings together high-quality construction, refined interiors, and a strong commitment to long-term building performance.
Comprising a collection of premium apartments and duplex units, Shore Club blends contemporary design with the character of its seaside setting. Generous glazing, carefully considered layouts, and superior material selection create bright, comfortable homes, while landscaped communal areas contribute to a sense of community and wellbeing.
From an engineering and compliance perspective, Shore Club has been developed to robust technical standards. The project places a strong emphasis on building quality, energy performance, and mechanical and electrical resilience, critical to ensuring long-term asset value and occupant comfort.
Our work as Technical Advisor at Shore Club, Sandymount was strengthened by an outstanding project team. Their professionalism, coordination, and proactive approach created the kind of environment where high-quality outcomes were not only possible but expected.

As Technical Advisors on the Shore Club project, we provided independent oversight of all mechanical, electrical, and public health installations, carrying out site visits each month to ensure works were delivered to the required standard.
Our role involved reviewing contractor methodologies, monitoring workmanship and compliance, identifying risks early, and ensuring design intent was fully realised on site. We acted as a bridge between the design team, contractors, and the client, offering clear technical direction, quality assurance, and practical solutions to keep the project moving efficiently and safely toward completion.
As Technical Advisor on Shore Club, EDC played a key role in ensuring the project was delivered on programme and within budget, providing independent oversight across design, construction, and handover stages.
Through rigorous review and coordination, EDC supported the successful integration of low-carbon technologies, including Air Source Heat Pumps for domestic hot water, energy efficient heating, and solar PV systems. These measures contribute to improved operational performance and align the development with the broader transition towards a Net Zero built environment.
